The areas of Central Scotland covered by Kelvin Valley Properties are popular places to live. It is not surprising given their central location, good access routes, developed amenities and the fine scenery and lifestyle. Added to that is the availability of substantial tracts of building land close to open countryside and resultant residential developments which are both affordable and available.

Often we are contacted by those living in the bigger Scottish cities asking about the availability of housing and the pricing. They are often agreeably surprised at the excellent value for money - and perhaps they can afford more for their money - a semi for the price of a flat, a detached for the price of a terraced house. The major new house builders have recognised this and continue to build estates at attractive prices which are often well publicised and promoted.

Perhaps less well known are a larger number of independent small builders who may not build 100s of houses at a time but build smaller and more exclusive developments. These are often in more integrated locations, have more individuality and can be very cost effective homes. They range from basic flats and luxury flats through to detached houses and bungalows.

‘NEARLY NEW’ HOMES

Also don’t forget that we usually have a fine selection of ‘nearly new’ homes which are either from the major national housebuilders or the independent housebuilders.

A ‘nearly new’ home can have a number of advantages when compared with a new home.

- often they are slightly less expensive (as new houses nearly always attract a premium)
- they often have some basic development work completed such as floor covered, fixtures enhanced, appliances added and gardens stocked.
- sometimes they have many additions such as room conversions, luxury upgrades, gardens landscaped
- roads and surrounding areas are already finished and no need to ‘live on a building site’.
