Land for Building ?
What makes land suitable for building upon? There are many factors including location, aspect, size, costs, etc. but perhaps most important is the permissions to build. Without these permissions then you should not build. (Some in the past have build without permission and made costly mistakes and be forced to remove buildings). The most widely discussed permission is what is commonly called “planning permission” and this is crucial but it is not the only permission needed. Depending on land ownership, previous ownerships or covenants, neighbours (who may control access or have rights), Government agencies (such as SEPA who are often heard in connection with flooding and contamination issues), financiers and others. For these reasons a piece of land with all the permissions in place is likely to cost considerably more than one with a few or no permissions in place. Also unsurprisingly there is often more than one potential buyer so beware of large tracts of land at only a few thousand pounds - there may be a good reason - unless you have a kind uncle. Do check exactly what is being sold, why and what permissions are in place. Do get professional advice on the land, the process of ensuring permissions are all in place and on any subsequent building projects. Building your own home or your land (or having it built for you) can be both very rewarding and financially beneficial but do your homework first - then you can enjoy the experience rather than it become a nightmare.
Other Land Uses
Of course, building a home is only one use of land and other land uses are possible. If you have an animal based hobby or interest then land for your horse or goats can be a necessity. Also if you want to undertake other activities then they may require space too. Don’t forget that certain activities do require permissions and licenses too - you can’t just start running a kennels or set up a rifle range! So do check what you need (how much does a single horse need?) and any requirements (access, services like water, drainage, shelter) before you commit to buying.
