Scottish Home Report
The Scottish Office has stated that
“From December 1, 2008, houses for sale will have to be marketed with a Home Report.
This is a pack of three documents: a Single Survey, an Energy Report and a Property Questionnaire. The Home Report will be made available on request to prospective buyers of the home.
The Single Survey contains an assessment by a surveyor of the condition of the home, a valuation and an accessibility audit for people with particular needs.
The Energy Report contains an assessment by a surveyor of the energy efficiency of the home and its environmental impact. It also recommends ways to improve its energy efficiency.
The Property Questionnaire is completed by the seller of the home. It contains additional information about the home, such as Council Tax banding and factoring costs that will be useful to buyers.”
Sellers have to obtain the report at the outset and it is stated that a qualifying property cannot be placed on the market (including listing and advertising) before a report has been prepared. The cost of obtaining the required report is related to property size. Ask us about the Home Report, we can explain it to you and may be able to help you obtain you save money. Note there are companies advertising very cheap reports but you need to be aware that there can be problems. Some of these reports are not accepted by all buyers’ solicitors or mortgage companies, sometimes they do not cover the whole cost and effort of meeting the legal requirements. Do come and talk with us about your options BEFORE you order one so you can not get any nasty surprises later!
For most buyers there should be a saving compared with the old system and hopefully a fuller report. But if someone is selling at the same time as buying then then their costs will probably be higher.
