Calculator % for ‘offers over’

This calculator can be used to find how much an offers over price of a property might be. In the places that Kelvin Valley Properties list properties then the ‘offers over’ price tends to be 10% to 15% at the time of writing (feel free to contact us and check with us what the latest up-to-date figure is for our areas - if you are looking in Glasgow or Edinburgh then check with the local agents there to see what there expected ‘offers over’ rate might be - it could be 30% or more). This means that if a property was listed in OUR listings at offers over £100,000 then you could expect to offer 10% (£10,000 to 15% (£15,000) above that price giving offers of £110,000 to £115,000.

Note: even if the normal rate for an area is, say, 10 - 15% then there will be circumstances where the property will sell for considerably more such as when it is a unique or character property, when there is lots of interest or if someone especially wants that particular property such as it is very close to a parent with poor health or it is the only one on an estate with room for storing a camper van and boat. Also, of course, there may be cases where a property will sell for less that the expected 10-15% if there are some hidden problems (though our pricing aims to reflect problems with condition, location, etc.) or if it has been on the market for a long time. The best advice is always “think what the property is worth to you” and make that the basis of your offer.
